Materials & Specifications

We specify solid-brass internals on all taps and showers (Grohe, Hansgrohe, Vado, Crosswater), 10mm low-iron glass on shower screens, ceramic or porcelain tiles rated PEI 4+ for floors, and slip-rated R10 tiles in wet areas. Substrates are fully tanked with a liquid membrane behind tiles and a sheet membrane under wet-room formers. Underfloor heating mats are 200W/m² with a dedicated thermostat and a separately-fused spur. Wastes are 50mm minimum on showers, and soil branches are re-pitched if site conditions demand it.

Wet Rooms vs Traditional Bathrooms

Wet rooms suit smaller footprints, accessible installs, and properties where a stand-alone shower enclosure feels cramped. They require a sloped former, full tanking up to 1.8m, and a linear drain with a 75mm trap. Traditional bathrooms with a separate bath and enclosed shower remain the better choice in family homes where a soak in the bath is non-negotiable. We design both and will tell you straight which suits the room — not which one earns us more.

En-Suites & Loft Conversions

En-suites in loft conversions need careful attention to soil stack routing, macerator selection where gravity drainage isn't possible, and reinforced joist work where heavy fittings (cast-iron baths, stone resin trays) are specified. We work alongside structural engineers and loft conversion specialists where needed, and we coordinate Building Control sign-off so the en-suite hits FENSA and Part P at first inspection.

Hard Water, Limescale & Essex

South Essex sits in a hard water zone (250+ ppm CaCO₃). Without protection, limescale eats into chrome finishes, blocks aerators and shortens the life of thermostatic cartridges by 50%. Every Avanza luxury bathroom includes a recommendation for either a salt-based softener or a TwinTec-style cartridge unit, sized to the property's water demand. We install and commission these as a stand-alone option, or fold them into the bathroom quote.

Yes. Plumbing, gas, tiling and second-fix electrics are handled in-house. We work with vetted plasterers and Part-P-registered electricians on the few items they're legally required to certify. Everything stays under one contract.

Can you fit a bathroom in a flat with restricted access?

Yes — we regularly work in upper-floor flats and loft conversions. We protect lifts and common parts, schedule deliveries to suit building rules, and use macerator pumps where gravity drainage isn't viable.
